206 Luxury Apartments to Fill New Oak Lawn Tower

Amenities include an indoor an urban oasis, reminiscent of a luxurious residential backyard with a landscaped outdoor deck with a swimming pool.

Crescent Communities is continuing to grow its footprint in Dallas-Fort Worth. The Charlotte, North Carolina-based developer announced today it’s next project: a high-rise targeting a “more mature” demographic in the Oak Lawn/Turtle Creek area of Dallas.

NOVEL Turtle Creek will rest at the intersection of Irving and Oak Lawn avenues–currently home to a parking garage. The 20-story high-rise will house 206 luxury residences that developers say will boast unobstructed views of Dallas and the Park Cities.

It is one of three projects that Crescent Communities has under construction or in lease-up in the Dallas area. NOVEL Deep Ellum welcomed its first residents in November, while NOVEL Bishop Arts, a mixed-use community in the Oak Cliff neighborhood of Dallas, is nearing stabilization with over 90 percent of residences leased.

While financial details of the project were not disclosed, state records suggest it could cost $75 million. Crescent purchased the building site from AT&T, which operated a service center and offices there.

Designed by WDG Architecture and build by Rogers – O’Brien Construction, the complex is set to break ground this February. Other designers on the project include 505 Design (experiential consultant), TBG Partners (landscape architect), and Vignette Interior Design.

“We couldn’t be more excited to be in this area of Uptown,” said Peter Petricca, managing director for the Texas region of Crescent Communities’ multifamily business. “This location is special; it is situated at the confluence of the South Highland Park, Turtle Creek, and Oak Lawn neighborhoods. It is our intention to provide a living experience that blends luxury and comfort with a high level of service and upscale conveniences.”

Construction on the project begins this January, with the delivery of the first residences scheduled for early 2022.

Developers say the community will offer spacious 1-, 2-, and 3-bedroom residences with private balconies and unobstructed views of Dallas and the Park Cities.  Finishes and amenities will include real wood floors, gas appliances, wine refrigerators, and dry bar areas. Penthouse units, located on the top two stories, will consist of expansive terraces, upgraded appliances, and other unique features such as wet bars, wall ovens, and fireplaces.

Beyond traditional amenities, other building features will include 24-hour concierge service and onsite pet facilities.

Developers say the fifth floor of the building is designed to be an urban oasis, reminiscent of a luxurious residential backyard with a landscaped outdoor deck with a swimming pool, numerous seating areas, outdoor kitchens, and sweeping views of the Turtle Creek and downtown skylines.

Indoor amenities include a comprehensive fitness center, resident lounge, and two guest suites for family and friends who come to visit.
